Are you a Parrothead? If you are a baby boomer, chances are pretty good that you are a fan of, or at least familiar with, Jimmy Buffet's music. Along with his Coral Reefer Band, he has developed a very loyal following ever since he perfected his "island escapism" musical sound in the 1970s. By the 1980s, Buffet was generating a much larger income from his tours and appearances than his album sales. The message was clear: Buffet fans were devoted to the Margaritaville lifestyle, and by the late 1980s, he had opened both a retail store and restaurant in Key West, Florida, that catered to his base.
Buffett is now 70 years old, and his brand has continued to grow over the years: It currently includes casinos, hotels, restaurants, retail stores and more. The latest addition to his lifestyle empire is active adult communities. The flagship for this new venture will be Latitude Margaritaville on the east coast of Florida in Daytona Beach, which is expected to open next year.
The $1 billion project has been launched in a partnership with Florida real estate developer Minto Communities. Nationally, between 2010 and 2015, the number of houses built in senior communities has almost doubled. And Latitude Margaritaville appears to be America's first 55-and-older community based on the appeal of a celebrity singer-songwriter.
So, if you are an aging Parrothead, what would life be like for you in Latitude Margaritaville? According to John Cohlan, CEO of Margaritaville, it "will redefine lifestyle destination living in Daytona Beach." There will be 7,000 residences, a 290,000-square-foot retail center, walkable neighborhoods, a spa, a fitness center, arts and education programs, a variety of indoor and outdoor dining sites and dedicated live entertainment
If you don't like the idea of retiring in Florida but you are interested in Buffet's "no worries" tropical vibe, his concept of theme-based retirement communities is expanding. A Hilton Head, South Carolina, development is already underway; it will include 2,700 acres of land with over 3,000 homes with starting prices in the low $200,000 range.
An additional Margaritaville project has been scheduled for Harbour Isle in Bradenton, Florida. This project, the One Particular Harbour waterfront condominiums, will include a marina with boat storage facilities, a kayak launch, an outdoor kitchen and access to the 23,000-square-foot Beach Club.
Obviously, the "retire at Margaritaville" movement will continue to grow. Many of Buffett's fans know that the Parrothead icon's career jumped to a new level when his friend and mentor, Jim Croce, died in September 1973, and ABC/Dunhill Records tapped Buffet. In addition to being a New York Times best-selling author and the force behind the Cheeseburger in Paradise and Margaritaville restaurant chains and more, Buffet is now becoming a successful property developer.
It's no wonder that behind Sir Paul McCartney and Bono, Buffet, with an estimated net worth of $550 million in 2016, has been reported as the third-richest frontman in the world. Who knew that being laid back could lead to such affluence?
